Preparation for a residential building energy rating assessment
An energy rating assessment for a residential building is a complex process which requires the collection and interpretation of many data elements. In order for your BER Assessor to complete the BER Cert in a timely manner the property owner is requested to ensure the following are provided:
- The MPRN - this is the electricity meter point reference number, which will be found on your electricy bill. Please provide this in advance of the survey, if possible, or ensure that there is an electricity bill available on the day of the survey.
- Age of building confirmation - any documentation relating to the age of the building is very useful. If you do not know yourself perhaps a neighbour can help.
- All parts of the property are accessable at the time of the survey including:
- Living areas
- Bedrooms
- Storage and utility areas that form part of the building
- Attic, cellar/ basement
- Garage
- Boiler room
- Meter cupboards - gas and electricity
- Extension verification
Insulation upgrades - in order for external or internal insulation upgrades to be considered in assessing a property for BER evidential proof of such upgrades must be provided where it is not readily visible. Examples of proof would be invoices from the installer or invoices for the insulation installed.- Plans and/or planning application
- Any other documentation relating to non original elements of the building
